The Purchaser typically selects the Settlement Company in a Residential Real Estate transaction. While some real estate settlement company’s may have a “Seller Beware” mentality, Direct Title prides itself in its commitment to the transaction. This included providing the Seller with equal access to our processing team and to our attorneys. Whether the Seller’s concern is on the subject of capital gain recognition or closing costs we will answer their questions candidly. This commitment includes reviewing the entire contract, preparing the deed and other documents, and contacting the listing agent on behalf of the Seller.
If the Transaction is a FSBO (For Sale by Owner), Direct Title and our seasoned attorneys will be there to answer questions from both the Seller and Buyer to help navigate the pitfalls and trouble areas of a residential real estate transaction.
In the unlikely case that a contract or other conflict arises Direct Title will attempt to facilitate or mediate the issue, but will not represent either side outside the scope of the settlement process.
We view that while we are selected by the purchaser we have an ultimate fiduciary duty to the transaction. We take this responsibility seriously.
